- In mid 2018 we observed internal cracking at the side (LH) of the house and when this had noticeably worsened in August 2018, we notified our insurers, John Lewis Insurance. They appointed loss adjusters in relation to subsidence/movement, Messrs Crawford & Co who undertook an initial survey and then instructed CET Structures to undertake some soil sampling and this was completed in April 2019. Subsequently MWA Arboriculture have visited and have produced the report which is attached to this application. Their recommendation, which is backed by Crawford & Co is that treework is carried out as follows:-1 Removal of two Cypress trees on the border of 91/93 Swann Lane (within our ownership but no tree preservation order) - reference TG1 within the report and on the aerial plan2 Reduction/pruning of an Oak tree which is in the middle of our garden (within our ownership and there is a tree preservation order ref 132W) reference T1 within the report and on the aerial plan It would not be our intention - in the short term at least to replace the Cypress treesOur neighbours at 89 Swann Lane and 91 Swann Lane are aware of the application and have not objected to the proposed works. - Application relates to a series of works in our rear garden and trees concerned are referenced on attached satellite map and photographs. - Tree 1.0 (Ash) - propose to fully fell. This tree is fast growing and estimate has increased c 20% in height since we bought the property. There are light issues not only for ourselves but also to our direct neighbours (nos 91 and 95 Swann Lane - both of whom are supportive of solution). It is impacting growth of an apple tree which is adjacent and roots are protruding on the rear lawn; whilst appreciate that felling this tree will not totally eliminate but seedlings in garden are a nuisance - Tree 2.0 (Ash) - propose to fully fell. This tree is not so tall but is close to the border of 95 Swann Lane and is competing for light space with an Oak Tree which is adjacent. Shades our patio area and causes similar issues to tree reference 1.0. Our neighbour is supportive of the approach. - Tree 3.0 (various conifers) - propose trimming of tops up to c25%. These conifers are on the border of 91 Swann Lane and our neighbour is supportive of the approach - Tree 4.0 (various trees) - propose ongoing trimming of lower/overhanging branches. There are a number of trees at the bottom of our garden some of which border on to 91 Swann Lane (who are supportive) and the others to the railway. I have converted this area into an allotment and would seek to trim lower branches when required for reasons of light/safety. Any works beyond lower branches would be subject of a further application None of these trees are protected by a TPO; do not intend to replant for 1.0/2.0 given alternative population of trees in rear garden area.CONS: HAR/CA26, TPO: 132W
