- As part of a refurbishment to the property, we would like to make it more energy efficient. This would include: 1. Replace all windows (white upvc as per the current); 2. New external doors (rear to be upvc as it is presently, however the front to be a composite wood door, for better insultation); 3. Replace the roof (like-for-like) as it is past its lifespan and starting to degrade; 4. Upgrade the boiler, hot water and heating system to a more energy efficient gas combi boiler (current one is a 30yr+ old back-boiler behind the chimney on the ground floor). As this requires invasive works (removing and capping old pipes) into the ground floor chimney, it is more cost effective to remove the chimney wall on the ground floor. We will submit a building control application to ensure this is done to standard. 5. Adding support lintels to ground floor window & door frames, which are presently unsupported (as outlined in the structural survey attached)
