The proposal is to erect a detached garage within the side garden close to the existing built form.The structure will be constructed by a professional garage company called Passmores and will be:A timber framed double garage, to a truss height of 4.54m. The building will be finished in a natural pressure treated sawn featheredge weatherboard. Windows and doors will be wooden to enhance the traditional appearance. The building will be finished with a cement slate roof with a small hip to add character. The building will stand on a concrete foundation. The building footprint will be 6m by 6m.The location will be set 2m from neighbouring boundary (directly behind) which itself is a double garage. It will also be 2m from the main property and set back from the front elevation of the house. The land is currently used as a driveway for parking cars. Previously on the same site stood a smaller garage circa 1980, however this has since been removed by previous owners.The Garage will be surrounded by gravel and a landscaped garden once work has been completed.The position of the garage is alongside the existing house and inline with the neighbouring property means that the skyline is not changed and is complementary to the space. Additionally, there is very limited visual impact from the entrance to the property.Our Neighbours directly behind the proposed building are the Harrisons, and they are fully in support of the proposal having seen the proposed designs. We don?t believe any other neighbours will be affected by the development.We have submitted our proposal for Planning Consultation and have been advised that the size and design of the proposed outbuilding would result in an acceptable form of development which would have an acceptable impact on the local area.
