Remove downstairs bathroom, currently housed within a stud wall partition within rear reception room on ground floor. Move bathroom to second floor rear bedroom (3) by erecting a small partition of studwall to house new bathroom with all necessary attendant pipework and electrical. Insert a new window opening for a sash window with raised brick arch into existing external wall. Reinstate kitchen to traditional kitchen area in ground floor rear room. Insert necessary pipework and electricals. Install and fit new combination boiler. Open fireplace to show opening only. reconfigure outside privy to original positioning with external door to outside and conceal internal opening as shown on plans attached. 3. Remove modern front door and replace with bespoke reproduction of original front door in keeping with the listed properties adjacent to it . Paint front door historically accurate colour of regency pea green by Little Greene paints. Apply black painted metal door furniture accurate to period of building. paint fence panels and wooden gate historically accurate Georgian colour called stone dark cool. Repave front pathway with traditional flagstones as seen on adjacent property at 157 Woodhill where some are still in situ. Replace door canopy with reproduction of original design as shown in photo attached 4. Open fireplace in second floor bedroom (1) to show original opening and open fireplace in front bedroom 3 to show opening and open fireplace in kitchen.
