I am looking to extend my single garage to the side and completely within the bounds of my back garden to form a larger workshop area and to house a model railway. The extension will be timber framed and clad and will look like a good quality garden shed that is attached to the side of the garage within my back garden. The area will be under 11 square meters and If I built this shed as a standalone building, I understand that I would not require planning permission, however, as it is attached to the garage and the internal wall between the existing garage and the proposed shed extension will be opened up then I am unsure if this now requires a planning application? I have already been advised that I will not require building regulations as the total area is under 30 square meters.
