Description:
The proposal is for the extensions and alterations to an existing dwelling. We propose to demolish the existing flat roof extension and bay window to extend out from the original rear wall of the house by 3.42m which is within the 4m allowed under permitted development for detached dwellings. The rear extension is a flat roof construction with a parapet wall. The eaves height of the extension is level with the highest eaves height of the existing dwelling when measured in accordance with the permitted development guidance for homeowners. We also propose to increase the size of the existing rear dormer to create a bigger converted loft space. The volume of the new dormer is 30.95m3 which is within the 50m3 additional roof space allowed under permitted development for detached dwellings. There are two existing garages adjoining the property which are proposed to become habitable spaces - replacing the garage doors with windows. There is a covered walkway between the garages and the house for which a new flat roof is proposed to replace the existing perspex roof
