Sale history
£450,000 on Jul 2024

*This price paid record has been flagged by Land Registry as a 'Category B: Additional Price Paid entry'. This could be due to a variety of reasons, such as the sale being a buy-to-let purchase, a repossession or a transfer to a limited company. When Land Registry suspects that a sale does not reflect full market value (e.g. part-ownership or right to buy), these transactions can be flagged as well. For this reason, we exclude them from our area statistics.

Status not known
Address:
Rockwood Lodge Vane Hill Road Wellswood Torquay
Description:
Atlas CedarIs growing immediately beside a wall to the side of the driveway, which is the only access to Rockwood Lodge. The lower canopy is growing onto the neighbouring roof already making contact with guttering. The tree was planted very close to the wall and as it has grown, the root plate has pushed the wall causing large cracking from top to bottom. If the wall was to fail, the ground around the tree would fall on the driveway, making the tree unsafe. I would like to dismantle it to ground level, re-planting another Atlas Cedar an appropriate distance from the wall and neighbouring building.Pruning would not be sufficient as the tree has already compromised the wall. If the wall fell the tree would presumably fall as well, causing massive damage to a care home only 8 feet away from the trunk. If the tree didn't fall it would be impossible to rebuild the wall without removing the tree. Mr Vickridge has visited the site and will confirm that.

Description:
T1 - Atlas Cedar - Is growing on the boundary of Rockwood Lodge. The lower canopy is growing onto the neighbouring roof already making contact with guttering. The tree was planted very close to the wall, as it's grown the root plate has pushed the wall causing a crack. If the wall was to fail the ground around the tree would fall on the driveway, making the tree unsafe. I would like to dismantle T1 to ground level. Re-Planting another Atlas Cedar an appropriate distance from the wall and neighbouring building.T2 - Lawson Cypress - is growing along the same wall as T1 although there is no crack in the wall it is just as close and overtime will push on the wall more. As seen in Pic 3. T2 is also growing very close to the neighbouring building. I would like to dismantle this tree to ground level and re-plant an appropriate distance from wall in order to keep the aesthetics of the road.
