Description:
House was built 1964, then had 10 planning applications, result is a complex construction with unequal M roof.. Damaged by fire in April 2023. Repairs must be carried out to modern building standards, proved to be very difficult. House had subsidence, needed underpinning. Floor rises 20cm west to east. A fresh start is needed, an opportunity to restore the property to its original appearance to rectify the faults & prepare it for a future where efficiency is paramount. This will be done using the “PassivHaus” principal: high levels of insulation, eliminate uncontrolled airflow, maximise natural light. It will have the same footprint, floor-space & volume. To facilitate the extra insulation, new roof will be larger and higher. External walls will rise from around 2.3m to about 3.0m, although one section of existing wall is already at about this height. The roof angle will reduce from 40 degrees to about 34 degrees. The apex will rise from 6.1m to 7.5m. The length of the sloping sides will increase from 5.5m to 7.5m. Every effort has been made to make the external appearance blend in with its surroundings, to appear in keeping with its neighbours. The new roof will be a gable with a shallower gradient than before. It will sit on an internal steel full-frame, probably of light gauge steel. Vertical members will sit on their own new foundations, to eliminate any load onto external walls. The existing dormer window will be replaced by “Velux” windows, to match the neighbouring properties & be high up to avoid looking onto neighbours. Light tunnels will illuminate internal areas.A warm roof. Insulation will be put between rafters and behind the plasterboard. The target U value is 0.15. Velux windows will be in small rooms (en-suites, stores, corridor) which can be isolated from main living areas. The existing ground floor will be brought up to level, then built-up to enable insulation to be installed. Hence the floor levels will exceed 300mm above ground. In kitchen, utility, bathroom - insulation under screed. In dry areas - tongue & groove oak wooden floor sat on joists with insulation between. U value is under 0.1 Damp-proofing will be added to meet current building regs. Ground-floor windows & doors to be raised to suit new floor. Concrete or steel lintels will replace existing wood. Opening panes & trickle vents to be installed everywhere for ventilation. New triple-glazing in all windows. First-floor windows like existing ones, aligned with new rooms. Existing garage door retained. Garage will be a secure covered cycle store. Tilt & turn window above the garage to be retained, aligned with the new upstairs. New tall narrow windows will provide natural light to the storage areas. External PVCu cladding to be removed, external walls rendered then painted.
