Our property is 1 Meadow View, School Lane, Bothel, CA72JB Approximately 1 metre from the rear of the property is an outbuilding which is approx 9 metres in length x 4.3metres wide with a 7 metre x 2.7 metre flat roofed garage integrated to the building on the southern side. The outbuilding was built using Stone and Common brick. It has a Buttermere Slate roof. The outbuilding has a water supply, fully working flushing toilet with own soil pipe. It has electricity with its own consumer unit. It has 3 doors on the north facing side which we would like to block off replacing two with UPVC (in keeping with the main building) opening windows. On the east side we would like to keep the existing stone and install french doors. On the South facing side we would block up an existing window so there would be no south facing views from the building. Where we would like the outbuilding to join the main property we would continue the roofing sourcing the same slate and ridge tiles to cover the one metre gap. The existing flat roof over what is now the garage will be changed to a warm flat roof system again conforming with flat roof building regs. On the north facing side of the what is now a 1 metre passageway we would block this using stone in keeping with the existing archway that links the outbuilding with the main property. On the south facing side of the now passageway we would like to fit an external door for access/egress. All building work would conform to building regs. On the southern side there is a 4.8 metre space to the boundary wall. On the Northern Side a 5.3 metre space to the boundary wall. The rear of the outbuilding is east facing and there is a 15 metre space to the boundary which consists of 20’ Conifers. We are hoping to join the outbuilding to the rear of the main property for extra living space and we would like it to have an open plan kitchen/living/dining area, 2 bedrooms and a bathroom for our expanding family and guests. This would all be single story on the ground level.
