Sale history
£1,100,000 on Apr 2017

*This price paid record has been flagged by Land Registry as a 'Category B: Additional Price Paid entry'. This could be due to a variety of reasons, such as the sale being a buy-to-let purchase, a repossession or a transfer to a limited company. When Land Registry suspects that a sale does not reflect full market value (e.g. part-ownership or right to buy), these transactions can be flagged as well. For this reason, we exclude them from our area statistics.

Valuation
The most recent sale price indexed forward to today's value is £1,313,917. This is one data point to inform the valuation. Another method is the valuation implied by what comparable homes are selling for. Homes in Great Shelford are now selling for between £4,850 and £6,160 per square metre (£450 and £572 per square foot). Based on an internal area of 236 m², this implies a valuation between £1,145,000 and £1,454,000. Treat this as context only. Description:
Two Trees to be felled in the rear garden of 12 High Street Little Shelford (trees within a Conservation Area) - as discussed with and advised by Lisa Camps 1st Tree - An overgrown Fir Tree it was originally planted after it was used as a Christmas Tree. This tree was planted is approximately 8 metres away from the house. This tree is now almost twice the height of the dwelling house and has been noted to be swaying significantly in high winds. 2nd Tree - Is a Persian Ironwood that was planted very close to the house directly in front of the rear kitchen window. The tree cannot be seen from the front of the house or the Public Highway. The crown spread reaches within a metre of the house blocking light and any visibility from the Kitchen window (I am unable to see my children playing in the garden) and also the main bedroom window on the first floor. The tree is overgrown and has not been maintained. There are a significant number of mature trees in our garden and removal of these two trees identified above will enhance the others health and growth as well as our enjoyment of the garden. We have taken advice from a Landscaper Architect.
