*This price paid record has been flagged by Land Registry as a 'Category B: Additional Price Paid entry'. This could be due to a variety of reasons, such as the sale being a buy-to-let purchase, a repossession or a transfer to a limited company. When Land Registry suspects that a sale does not reflect full market value (e.g. part-ownership or right to buy), these transactions can be flagged as well. For this reason, we exclude them from our area statistics.

Tree and hedge works
Status:

Address:
60 Main Street, Woodhouse Eaves, Leicestershire,
Description:
TO BE CONFIRMED T1 - Thuja, (Thuja plicata) Recommendations: Take down to ground level Justification: This tree is located in front of two mature specimen magnolia trees including a Bigleaf Magnolia (Magnolia macrophylla). The client would prefer to have the two magnolias in view from the house rather than the thuja. T2, Lawson Cypress, (Chamaecyparis lawsoniana) T3 Mediterranean Cypress, (Cupressus sempervirens) Recommendations: Take down both trees to ground level Justification: These trees have grown close to one another and have outgrown the row they are part of. The spread of the lower crown is now beginning to restrict access on the west side of the tree. If these two trees were removed, it would allow for a better view of the row of 4 remaining Mediterranean Cypress.

Description:
Trees belonging to No.60 Main Street T1 - Field Maple, (Acer campestre) This tree now has a south eastern swept form after the removal of the Eastern Red Cedar. Ideally this tree would be removed to allow more space to the adjacent magnolia, and allow for a better view of the weeping ash that is behind this tree. Take down to ground-level T2 - Yew, (Taxus baccata) Reduce height down to / Reduce to the same height as the adjacent yew topiary hedge. Cut back remaining growth to be in line with the adjacent yew topiary T3 - Yew, (Taxus baccata) Reduce height down to / Reduce to the same height as the adjacent yew topiary hedge. Cut back remaining growth to be in line with the adjacent yew topiary Trees belonging to the neighbouring property T4 – Eastern red Cedar, remove branch extending from the tree into the Yew Topiary back to where it is braced within. This will allow more light into the area and allow T2 and T3 to more light to regenerate. The upper crown of this tree has become more likely to suffer storm damage due to the loss of the other Eastern Red Cedar in this group and the tight unions throughout the crown. We would recommend a height reduction of up to 4m. T5 - Neighbouring Yew Tree, (Taxus baccata) This tree has been left exposed from the removal of the Eastern Red Cedar and will likely become more exposed due to the works described above. For this reason a height reduction of up to 3m is recommended
