REAR (75 Micheldever Rd): ONE Ash (T2)(ht.14-15m) FELL. Reason: due to implication in a subsidence claim.Informative A: There is not clear evidence that the ash is causal to the structural issues. The area of damage is the rear of the left flank wall where the internal stairs have become loose with cracks, BRE damage category 2 'slight'. Ash roots were identified in the trial pits by the left flank wall. However the investigation reports are not conclusive that the ash tree T2 is the main cause of the damage. The engineering report acknowledges that bowing of side walls is a common issue in older properties where the stair case has been located against the wall and there is a lack of lateral restraint to the wall. The level monitoring shows foundation movement is primarily at the rear right corner of the property (point 9), and not along the left flank wall (points 4,5,6,7). There are circumferential cracks in the drains beside the left flank wall with the recommendation for the drains to be made watertight. The soil in the trial pits is not desiccated, there has been a single storey rear extension to the property and there was a previous structural issue in separate part of the property, not subsidence related. The house foundations are shallow at depth 0.65m. There is a patio beyond the rear extension and there are garden cabins in adjacent rear gardens which are likely to have reduced rainwater recharge of ground water contributing to shrinkage of the underlying clay.Informative B: should the ash be felled, a replacement tree planted in the rear garden of 75 Micheldever Road would be greatly appreciated for amenity and to mitigate climate and biodiversity emergencies, suggested species are from the NHBC 4.2.4 low water demand species list, which includes Honey Locust, Hornbeam, Tulip tree, Turkish Hazel, Holly, Mulberry, Laburnum. Informative C: where possible source a use for the ash timber locally, leave timber lying in situ, create log and wood piles or lay cut branches horizontally between poles as 'dead hedges' on site for wildlife habitat and biodiversity.
