*This price paid record has been flagged by Land Registry as a 'Category B: Additional Price Paid entry'. This could be due to a variety of reasons, such as the sale being a buy-to-let purchase, a repossession or a transfer to a limited company. When Land Registry suspects that a sale does not reflect full market value (e.g. part-ownership or right to buy), these transactions can be flagged as well. For this reason, we exclude them from our area statistics.

Valuation
The most recent sale price indexed forward to today's value is £2,083,704. This is one data point to inform the valuation. Another method is the valuation implied by what comparable homes are selling for. Homes in Kingswood are now selling for between £4,650 and £6,030 per square metre (£431 and £560 per square foot). Based on an internal area of 341 m², this implies a valuation between £1,586,000 and £2,056,000. Treat this as context only. Address:
Kingsglade Forest Drive Kingswood Surrey
Description:
Cherry (T1) Fell - Subject to any objections, it is the intention to fell the above tree located in a Conservation area. Poor condition and causing a real risk of dropping branches onto pedestrians and traffic in the admittedly quiet road of Forest Drive. Substantial overhang of the tree into the road, looks out of balance and out of keeping. The owners intend to replace with either a similar tree, an alternative suggested by the Tree Officer or complete the laurel hedging as a final alternative. This tree has a low amenity value and does look out of place in this very pretty road. This tree can be clearly viewed without appointment from Forest Drive.
