Valuation
The most recent sale price indexed forward to today's value is £280,108. This is one data point to inform the valuation. Another method is the valuation implied by what comparable homes are selling for. Homes in Brecon are now selling for between £2,230 and £3,230 per square metre (£207 and £300 per square foot). Based on an internal area of 150 m², this implies a valuation between £334,000 and £484,000. Treat this as context only. Address:
45 The Struet Brecon Powys
Description:
An overgrown ash tree and an overgrown sycamore tree in a small terraced garden. I estimate the heights to be 30/40 feet. The ash tree has been pollarded many years ago at ground level and subsequently there are four boles. We have recently bought this house and were advised by the Surveyor, Alex Nestorow of AJN Surveying Services of Brecon, that they could pose an H&S safety threat to the property if they fell. We propose to pollard it as close to the ground as possible. The sycamore is a single bole but is out of place in such a small garden.
