Description:
Certificate of Lawful Use (Proposed) - The existing single garage on the side of the property has been demolished to make way for a single storey side extension to join the existing property, to create an additional living room overlooking the garden and featuring a front door to the front of the property, which we don't currently have. The extension will be of solid brick construction, with bricks to match the existing house, and a composite terracotta tiled pitched roof to match the roof of the bungalow, with four glass panels for additional light from the roof and bifold doors overlooking the garden. The proposed extension does not exceed the current rear or front or rear walls of the existing property. The proposed extension does not alter the existing driveway or access to the bungalow and will feature a new additional soak away for drainage from the new room. The external dimensions of the extension are 5900 mm span by 4000 mm projection to the side, which is less than half of the existing dwelling. All doors and windows are double glazed. The walls will be 100 mm brick 150mm cavity and 100 mm block. The floor level will be in line with the existing building, and the roofline will be lower than the current roof, with the eaves not exceeding 3 metres.
