Victoria House, 127 High Street, Neyland SA73 1TR The above property was subject to and granted planning permission for a dental practice in1984 (planning reference DZ/84/845 dated 22 Oct 1984) In 2014 the building remains purely residential but remains a prominent building within Neyland High Street – a locale that currently has no dental services since the last practice closed circa 2004. It is planned, subject to planning consent, to purchase this building with a view to converting the ground floor into a 2 dental surgery practice (see attached floorplan). The upstairs will remain residential with the practice manager living ‘above shop’. Due to access constraints with inappropriate stairs, there is no likelihood that this will change in the future. The external outlook of the building will not change although access for patients will not be via the existing front door as the entrance level is 75cm above street level with two steps. This door way is also too narrow for wheelchair access. As a result, the only access at street level is actually via the current car access doors which will be redesigned to allow easy pedestrian/wheelchair access. Patients will then enter via the current kitchen area (via an existing gradual gradient) which will be refurbished to create a dental reception area. From this area all surgeries and amenities can be easily accessed without steps or ramps. Parking will be all on road as it is a high street locale with a large amount of parking available throughout its length including disabled parking bays. Neyland is underutilised in regard to parking and on our assessment of the potential of the site, we have never had occasion to find ourselves without considerable choice in regard to near parking. Pembrokeshire County Council Traffic Department has been consulted without objections being raised (see Annex A).
