Valuation
The most recent sale price indexed forward to today's value is £1,403,188. This is one data point to inform the valuation. Another method is the valuation implied by what comparable homes are selling for. Homes in New Southgate are now selling for between £6,200 and £9,130 per square metre (£575 and £848 per square foot). Based on an internal area of 166 m², this implies a valuation between £1,029,000 and £1,516,000. Treat this as context only. Address:

Description:
Proposed removal of tree located in front garden of 26 Rosebery Road, N10 2LH. It is believed to be a coniferous cypress tree, which has been half removed by the previous home owners (We acquired the house on 27 October 2022). The remaining half of the tree overhangs the footway and is leaning dangerously into the low level brick wall, which we believe is being undermined by the tree. The remainder of the tree in question appears to be dead with brown foliage in lieu of what is presumed to be evergreen foliage. The remainder of the tree also obstructs significant daylight to the ground floor habitable rooms, and with its close proximity to the house (2-3m) and underground drains, there are concerns that it may lead to subsidence or breaching of drains. The photos included within this application hopefully demonstrate the low quality of the tree and the impact it has on surrounding amenity and the public footway.
