I bought the property in November 2010, and it had previously been an HMO. It was already fitted with self-closing fire resistant doors; a mains wired smoke detection system; smoke detectors in every room and along escape routes; and emergency lighting along the escape routes. I moved into the property in December 2010, and work commenced in January 2011. I had three friends living with me, who were also in full time work, but who assisted me with the building work in their spare time. I carried out further work to the property to provide 2 further bedrooms and a further shower room, together with alterations to the living area. I can provide evidence of this work by way of receipts, invoices etc. The work took some time as I was carrying out much of the work myself, whilst also working in a job to provide income. The property became fully tenanted as an HMO in July 2012. The previous owner had used it as an HMO as can be seen from the attached electoral records.
