Maiden Way, Rainham, RM13 8L has seen 31 new build sales in the last 4 years (average price £416,296). These new build homes typically have an internal area of 1,205 sqft, with an average price of £342 sqft. This £sqm average is £-83 below the average for RM13 8. New builds typically command a £ per sqft premium. In the case of Maiden Way the premium seems not to exist. Without more info we can only speculate why this may be.
